Stirling Gardens Tops Out: Prime Phenix Reaches New Heights in West London
Prime Phenix, a London-based homebuilder, has marked a major milestone with the Topping Out Ceremony of Stirling Gardens, its largest development to date. This ceremony, a construction tradition celebrates the completion of a building’s highest point and signifies that the 88-home project in West London has reached its full height.
Stirling Gardens is a mixed-use scheme featuring 88 apartments across two towers (rising 10 and 14 storeys) adjacent to Transport for London’s Bollo Lane initiative and the Acton Gardens masterplan. Stirling Gardens comprises a collection of one, two, and three-bedroom premium apartments, along with approximately 28,000 sq.ft of commercial facilities at ground and first floor. The development was acquired by Prime Phenix in 2023 and is now on track for completion later this year.
The Topping Out of Stirling Gardens also represents a significant milestone in Prime Phenix’s journey of growth. Founded in 2018, the company has quickly grown from a boutique developer to an established homebuilder, known for its focus on design excellence and sustainability. Over the past seven years, Prime Phenix has delivered over 100 homes across London and the South East, ranging from well-connected urban apartments to luxury homes, all built to high standards of quality and energy efficiency. Stirling Gardens is the company’s largest project to date, reflecting its expanding capabilities and ambition.
The development is just a 5-minute walk from South Acton Station (London Overground), with Acton Town (Piccadilly and District lines) and Chiswick Park also nearby, within a 10-minute walk. From here, residents can travel across London, and to key employment hubs with ease, making Stirling Gardens a highly desirable address for both owner-occupiers and long-term renters.
Sustainability sits at the heart of Prime Phenix’s ethos, and Stirling Gardens sets a strong example of how modern urban living can align with environmental responsibility. The development incorporates a wide range of energy efficient features, including triple-glazed windows, mechanical ventilation with heat recovery, NOₓ air filtration, solar panels, air-source heat pumps, and low-impact concrete. A high-performance brick-slip facade system and enhanced insulation significantly reduce heat loss, resulting in energy use up to one-third lower than standard equivalents. With expected EPC ratings at the top end of Band B, well above the London average, these features place Stirling Gardens among the top 10% of sustainable developments across London.
At podium level, a landscaped communal garden has been designed for residents to enjoy and provide green space in an urban setting, while the development’s internal layouts and building systems have been optimised to reduce energy use and enhance resident wellbeing. A highlight of the scheme is a communal 13th-floor roof terrace that offers residents panoramic 360° views of the London skyline, a unique amenity set to be enjoyed by the building’s future occupants.
Buyers have already begun registering their interest in the private-sale units, starting from £450,000. Each home benefits from modern layouts, high-spec finishes, and private balconies, bringing natural light and outdoor space into every apartment. As part of its long term commitment to West London, Prime Phenix has confirmed it will also retain a number of apartments for rental, contributing to the area’s housing supply and ensuring a balanced, mixed-tenure community at Stirling Gardens.
Dr. Amir Naghsh, CEO & Founder of Prime Phenix, commented:
“Reaching the highest point of Stirling Gardens is more than a construction milestone, it’s a statement about what we believe in. For us, it’s not just about delivering homes, but about creating lasting value in places that are often overlooked or underestimated. We invest in areas with momentum, where the community, the connectivity, and the potential are all aligned. This is our largest project to date, and we chose Acton because it’s a part of London that’s evolving fast, full of energy and momentum. Stirling Gardens is our way of contributing to that story, not just with 88 homes, but with spaces people genuinely want to live in: panoramic roof terraces, green communal areas, and unbeatable connectivity. We’re proud of what this development represents and excited to see it take its place in West London’s future.”
Looking ahead, Prime Phenix’s pipeline continues to grow. The company expects to deliver around 200 new homes in the next two years across London, a level of activity that underlines its commitment to tackling London’s housing demand.
Projects in development include a newly commenced 48-unit scheme in Willesden Green and other upcoming sites, each adhering to Prime Phenix’s ethos of sustainable construction and community minded design. With Stirling Gardens nearing completion, Prime Phenix is poised to hand over a development that exemplifies the best of modern urban living. The completion of Stirling Gardens is anticipated in late 2025, and it will stand as a landmark of Acton’s revival and a testament to Prime Phenix’s growth from start-up to a key player in London’s property industry.
